From Seller's Market to Buyer's Edge: The Biggest Shift in a Decade
Patience, recalibration, and opportunity.
Our local market is in the midst of a real, measurable shift. We’re currently seeing the highest level of active inventory in over a decade. Favor has broadly swung to the buy side—homes are taking longer to sell, and more than 60% of listings are undergoing price reductions or offering seller concessions before landing a buyer.
Flash back four years, and we were living in the exact opposite world. Nearly every home was selling over list price with multiple offers, and thousands of buyers were left empty-handed in the frenzy. That was, by all accounts, an unhealthy market.
Today, we’re finding a new equilibrium. The pendulum is swinging back, and both buyers and sellers are adjusting to a more balanced—yet still unpredictable—market environment.
Here’s what’s happening on the ground:
Nearly every homeowner wants to price their home based on top-of-market comps, but not every home is in top-of-market condition.
Buyers are more selective. With more inventory, they can afford to be.
Sellers are facing real competition—and it’s forcing a recalibration. Listing a home today isn’t about just throwing it on the market and waiting for a bidding war. It requires strategy, preparation, and patience to attract the right buyer.
Summer tends to bring the year’s highest recorded sale prices—but remember, those prices reflect contracts written 30–45 days earlier. If interest rates hold steady, we may see some softening into Q3. Sellers heading into fall should focus on condition—it’s the variable most in your control. If your home isn’t best-in-class for the neighborhood, pricing accordingly is essential.
Now for the bright side: This has been one of the best seasons for buyers that I’ve seen in my career. Yes, rates are higher than we’d like—but what we’ve gained is choice, negotiating power, and opportunity. Sellers are motivated. Deals are happening. If you’re clear on what you want and ready to act strategically, this market can work for you in a way the last one never could.
Buyers and sellers both need to adjust—but with the right guidance, this evolving market can still deliver success. If you’re thinking about making a move, now is the time to be intentional, informed, and strategic.
