Micro-Market Mayhem: Why Block-to-Block Behavior Matters More Than Ever
I just walked out of a meeting with one of Denver’s (in my opinion THE) preeminent residential real estate statisticians. Major takeaway = let’s monitor closely, and sit + wait to see how the current dynamics develop. In many ways we’re in uncharted territory. We have either been in a buyer's/extreme buyer’s, or seller's/extreme seller’s market for as long as she’d been tracking stats in Denver. Boulder, has been in a seller, or at the very least seller friendly market for 2+ decades.
We are balancing out, and the yo-yo between buyer and seller favor has us in a market that is slowly finding equilibrium.
In all of the areas I serve inventory is up month-over-month (as it should be this time of year), year-over-year, and prices are eroding ever-so-slightly. April / May is not normally a time of year we see prices go down. The volume of listing activity over the first 4 months of this year has surpassed the demand to absorb it.
Conversely 39% of all single family homes sold in Boulder during April were on the market a week or less, and in Denver just under half (42%) contracted as quickly. That is astounding speed for two markets who are maintaining relatively high sold prices that continue to flirt with records set in 2022/2023.
What gives?
Homes with broad appeal are selling very quickly.Life circumstance will always outweigh “timing the market” for both buyers/sellers, and we are recording more transactions than 2024. The behavior within micro-markets is more pronounced, and truly (especially in Boulder) demand can vary drastically block to block.
Through the summer I am focusing intensely on how we prepare + present listings to compete (and win) against other homes in the neighborhood. I know there will be options for buyers to choose from, and excelling in condition is often the best way to differentiate(it's really the only attribute you can change vs. layout/location).
Because there are options for buyers, the summer playbook looks a bit different. Clients who were previously priced out of certain neighborhoods may no longer be, and the opportunity to capitalize on a larger pool of motivated sellers (and their properties) has never been greater.
